Match the door to the traffic

High speed doors in Ottawa and Gatineau

High speed doors are selected for the travel speed and operating duty an opening needs. Designs include flexible curtains and rigid doors. HUSH assesses the opening, traffic and equipment in Ottawa and Gatineau before quoting installation, repair or maintenance.

What makes a door a high speed door?

A high speed door combines a door assembly and operator specified for faster travel and the intended operating duty. The category includes different materials and mechanisms. Confirm the actual model instead of assuming every high speed door has a flexible curtain or springless drive.

Flexible fabric or rubber doors are one option. High-performance metal and sectional designs also exist: Clopay lists high-performance sectional doors alongside rolling models. A sectional design should be assessed against its own ratings, rather than dismissed as unable to handle frequent use.

Begin with the job at the opening. An internal aisle, an exterior loading entrance and a temperature-controlled room can require different specifications. Compare the material, wind exposure and environmental limits in the selected product data. A model intended for an internal opening is not automatically suitable for an exterior wall.

The installation drawing must fit the measured headroom, side room and space behind the opening. Include the operator, controls and access needed for maintenance. Keep electrical supply and structural preparation separate in the scope; a generic clearance number cannot establish that the complete system will fit.

How fast does a high speed door actually open?

High speed door opening rates depend on the model, opening size and specified configuration. Compare opening speed, closing speed and the time the door stays open. A published maximum speed is not the complete cycle time at your building.

For a specific example, Overhead Door publishes an opening speed of up to 50 inches per second for RapidFlex model 995. That is a model-specific maximum, not a claim about every high speed door or a guaranteed time to clear your opening.

Record a complete cycle from activation through closing, including any dwell time while the door stays open. Note whether vehicles queue or one activation serves several vehicles. Those observations help compare the current arrangement with a proposed replacement without confusing peak motor speed with useful access.

Confirm the available power against the selected equipment documentation. Overhead Door's high-speed product tables list supply options by model. Three-phase power alone is not proof of faster operation. Any new circuit or electrical change needs its own scope and qualified provider.

How much conditioned air does a slow door let out?

Conditioned-air loss cannot be calculated from door speed alone. Opening size, time open and conditions on both sides affect the assessment. A shorter open period may help, but it does not establish a percentage reduction in heating or cooling costs.

Use measured operating time to start the discussion. In a planning example, 150 cycles at 20 seconds each total 3,000 seconds, or 50 minutes of cycle time. At 10 seconds per cycle the total is 25 minutes. This arithmetic compares movement and waiting periods; it does not measure air leakage or energy use.

The closed door also matters. Ask for the selected door's insulation and air-infiltration information where relevant. A flexible curtain is not inherently better sealed than a sectional door, and a damaged seal should be considered separately from the speed of the operator.

For an energy-savings proposal, ask which site conditions were measured and which assumptions were used. Compare the complete opening and control arrangement. HUSH can assess the door work; any claimed building-level heating or refrigeration saving needs evidence appropriate to that building.

How many cycles a day justifies a high speed door?

The useful threshold depends on the door and operator ratings, traffic pattern and cost of downtime. Count actual cycles, compare them with the proposed equipment, and ask what maintenance the manufacturer requires at that duty level.

Count both a busy period and a typical period before specifying the replacement. Note the hours of operation and periods of repeated movement. Daily totals can hide a short burst of traffic that matters to the operator's permitted duty and recovery requirements.

A component cycle rating and an operator duty rating describe different things. If a particular component is rated for 10,000 cycles, dividing that figure by 100 cycles per operating day gives 100 operating days as a planning comparison. It is not a predicted failure date or a maintenance interval.

Ask for the relevant ratings and the assumptions behind the selection in writing. Compare the purchase cost with the impact of a stopped opening and the maintenance needed to support it. A correctly specified conventional door may still be suitable where its performance meets the actual traffic.

What happens when a vehicle hits a high speed door?

Some high speed doors have breakaway or self-reset features, but the response depends on the model and damage. Keep an impacted opening out of use until it can be assessed safely. A self-reset feature does not establish that a damaged door is safe to cycle.

Breakaway and reset behaviour must be checked in the exact product documentation. The Overhead Door model comparison identifies differences in self-reset features. A feature listed for one model should not become a promise about another or a reason to ignore an impact.

After contact, describe what happened and keep people clear of the opening. Do not force a displaced curtain or use repeated cycles to test it. The assessment should identify damage to the door, guides and affected hardware before a repair or reset procedure is selected.

Protective sensors and edges must match the installed system and its manufacturer instructions. Do not bypass a fault to restore movement. Ask the service provider what will be checked before the door returns to use; a breakaway feature and a protective device serve different purposes.

What wears out on a high speed door, and how often?

High speed door wear and inspection intervals depend on the equipment, operating conditions and recorded use. Follow the selected manufacturer's maintenance schedule and respond to new faults. There is no single wear order or quarterly interval that applies to every model.

Use the supplied operation and maintenance documents for the model in the building. Rytec's PowerTec Pro specification calls for operation and maintenance documentation and identifies repair, cleaning and adjustment work. Its project schedule options should not be treated as a universal interval for other doors.

Keep a record of operating cycles, reported faults and completed service. Describe changes such as unusual noise, inconsistent movement or a damaged edge without opening equipment covers. The service report should state what was inspected and which issues still need work.

For planned visits, agree on the inspection scope and access arrangements through our commercial door maintenance planning service, which sets the interval by recorded cycles rather than by the calendar. Two different cover periods run alongside each other on a commercial door, and it pays to keep the manufacturer warranty on the equipment separate from our 90 day Done-Right promise in writing, which covers the work and the parts we fit rather than the equipment. Commercial calls are routed by district rather than by suburb, so before arranging an assessment, check the industrial parks and plazas we cover.

What a visit costs, and what it does not

The service call starts at $150, and it is free with any repair over $250. Prices are before HST. High speed door equipment and project work are quoted after the opening, available power and operating requirements are assessed. You approve the written price before work begins.

The quote identifies the proposed door work, equipment and any preparation assigned to another trade. Ask for the product documentation and the service scope together so you can compare complete proposals. Manufacturer warranty terms depend on the selected product.
